Is My Lease Option A Refinance?

Very simply, your lease option will be a refinance transaction if you have made 12 monthly payments on the lease contract. If treated as a refinance, you have the opportunity to use the appraised value of the home in qualifying for the home. I higher appraised value than your lease option price means that you have an equity investment in the property which reduces risk in the eyes of a mortgage lender. if you have less that 12-months in the lease agreement, then the value of your home is capped at the purchase price detailed in the lease option agreement.
